Signs Your Driveway Needs Resealing Right Now: A Visual Inspection Guide

By Devon Moore December 11, 2025 4 min read

You can judge a driveway's coat in five minutes on foot. Walk it from the street to the garage and look for seven signs that a coat is due, three that say wait and a few that call for repair first.

The five-minute walk from the street to the garage

Choose a dry day with good light, ideally mid-morning or late afternoon when the sun is low and shows texture. Bring a phone for photographs and a tape measure. Walk in this order: the apron by the street, the wheel tracks, the parking spot, the edges along the lawn, the low corner and the strip by the garage door.

That order matters, because wear is uneven. The apron and the wheel tracks lose their coat first, and the strip by the garage door, which cars rarely cross, shows you what the whole surface looked like when it was newer. Compare the two as you go.

Seven signs a coat is due

  1. The colour has gone grey and flat. A darker strip beside the garage next to a pale tyre track is a clear giveaway.
  2. Water soaks in. Sprinkle a little on a clean, dry patch. If it darkens the surface and vanishes, the film is thin or gone.
  3. The surface feels rough and dry. Run your palm across it. Loose grit or a chalky dust means the binder is exposed.
  4. Stones stand proud. Aggregate that shows through and sometimes lifts out means the surface is wearing away.
  5. Fine hairline cracks are spreading. A network of thin cracks means the surface has dried out, though wider ones need filling first.
  6. Edges are ragged. Small crumbs at the lawn edge point to a dried, brittle surface.
  7. Bare patches in the wheel tracks. Where the coat has worn through completely, the pavement is unprotected.

Three or more of these together is a strong case for a coat this season. One or two may only need attention in a single spot.

Three signs to wait

  • The surface is dark, smooth and sheds water. A working film needs no help, and another coat on top risks buildup. The common driveway sealing mistakes explain why.
  • The film is peeling or bubbling. Find the cause first. Adding a coat over loose film only stacks the problem.
  • The driveway is newly paved. Follow your paving contractor's advice on how long to wait before the first coat.

Weather is a fourth reason to wait. Even a driveway that needs a coat should not get one in the wrong conditions.

Look-alikes that are not coat wear

A few things make a driveway look tired without meaning the film has failed. Rule them out before you count a sign.

  • A white crust in spring. That is dried salt and winter grit. Sweep it and rinse it off, then look again.
  • Brown leaf stains. Wet maple and oak leaves leave marks that fade or wash away, and they say nothing about the coat underneath.
  • Dust and pollen. A light film of dirt makes dark pavement look grey, and a hose or broom takes it off.
  • A fresh, glossy patch. A recent spot repair looks different from the older surface around it for a while.

Sweep and rinse the driveway, let it dry, and then run your inspection. Otherwise you may end up judging the dirt instead of the film.

Turn your notes into a plan

Photograph each finding with the tape measure in frame, then sort them: coat due, wait, or repair first. Repairs go first, and the coat goes on in a settled spell, as the best time to seal a driveway in Ontario explains.

If your notes leave you unsure, send the photos with your measurements to D&D Home Services. Driveway sealing quotes are free and confirmed in writing before work begins, and they should list preparation, repairs and coating separately, so you can see which items are needed.

Key Takeaways

  • Walk the driveway from the street to the garage and compare worn wheel tracks with the protected strip beside the garage door.
  • Grey colour, water that soaks in, a rough dry feel, exposed stones, spreading hairlines, ragged edges and bare wheel tracks all point to a coat being due.
  • A dark, smooth surface that sheds water, a peeling film or a newly paved driveway are reasons to wait.
  • Open cracks, potholes, a web of cracks, root ridges and soft oil spots need repair before any coat goes on.
