Why Concrete Needs Periodic Washing

For organic staining (algae, mold, leaf tannins): diluted sodium hypochlorite pre-treatment kills organisms and dramatically improves wash results. For rust stains: oxalic acid-based rust remover applied before washing neutralizes rust compounds. Pre-treatment makes the pressure washing step dramatically more effective for heavily stained surfaces.

Protecting Expansion Joints

Concrete has expansion joints — the regular gaps filled with flexible filler that allow the concrete to expand and contract. These joints contain compressible material that can be dislodged by direct high-pressure water. Angle the pressure washer nozzle parallel to joints rather than perpendicular, and use lower pressure when washing near joint material. Inspect after washing and refill any joints that were disturbed.

Post-Wash Concrete Sealing

After pressure washing, concrete is open and receptive to sealer penetration — this is the ideal time to apply a penetrating concrete sealer. Sealer reduces future staining, slows moisture penetration (reducing freeze-thaw spalling), and makes future cleaning easier. Allow concrete to dry completely (24–48 hours) before sealing.
