Why Concrete Needs Periodic Washing

Concrete is porous and absorbs both liquid stains (motor oil, rust, leaf tannins) and harbours biological growth (algae, moss, mold) in its surface pores. Unlike hard, non-porous surfaces, these contaminants can't be rinsed away — they need pressure and/or chemical treatment to release from the concrete matrix. Ontario's climate of wet springs and humid summers accelerates organic growth, while winter salt residue leaves white crystalline deposits that need clearing.

Correct Pressure Settings for Concrete

Concrete can tolerate higher pressures than most exterior surfaces: 2,000–3,000 PSI with a 25-degree fan tip is effective for general cleaning. For stain removal, a rotating turbo nozzle increases cleaning action without increasing pressure damage risk. Always keep the nozzle moving — stopping in one place creates visible etching patterns. Maintain 6–8 inches from the surface for consistent cleaning without damage.

Pre-Treatment for Stubborn Stains

For oil stains: apply a commercial degreaser, allow 10–15 minutes dwell time, then pressure wash. For organic staining (algae, mold, leaf tannins): diluted sodium hypochlorite pre-treatment kills organisms and dramatically improves wash results. For rust stains: oxalic acid-based rust remover applied before washing neutralizes rust compounds. Pre-treatment makes the pressure washing step dramatically more effective for heavily stained surfaces.

Protecting Expansion Joints

Concrete has expansion joints — the regular gaps filled with flexible filler that allow the concrete to expand and contract. These joints contain compressible material that can be dislodged by direct high-pressure water. Angle the pressure washer nozzle parallel to joints rather than perpendicular, and use lower pressure when washing near joint material. Inspect after washing and refill any joints that were disturbed.

Post-Wash Concrete Sealing

After pressure washing, concrete is open and receptive to sealer penetration — this is the ideal time to apply a penetrating concrete sealer. Sealer reduces future staining, slows moisture penetration (reducing freeze-thaw spalling), and makes future cleaning easier. Allow concrete to dry completely (24–48 hours) before sealing.
