Skip fall and the growth does not go away. It sits under the snow, then gets another wet season to dig in. Cold slows it, so a wall cleaned in early fall tends to stay presentable all winter.

  1. Growth goes into winter wet. Algae and mould on shaded walls and roof slopes hold moisture against the surface. On painted wood, stucco and porous brick, that moisture then meets repeated freezing and thawing from November to April. Clearing the film first gives those materials a drier winter.
  2. Mild days give you control. A mix applied on a calm October morning stays on the surface for its label time. In July sun it can flash dry, and dried product is what leaves streaks.
  3. You see problems before snow hides them. With the growth gone, cracked caulk, open joints, lifted trim and thin paint are easy to spot. Exterior caulk and paint need mild, dry weather to cure, and fall may be the last good window.
  4. Plants are past their tender stage. New spring growth is the most sensitive to overspray. By October most of it has hardened off, so a well-rinsed wash usually asks less of your shrubs.

When spring is the smarter call

Fall is not always the answer.

  • Your main problem arrives in winter. Salt film from slush splash and grey grime on lower walls only appear after the cold months, so a fall wash cannot touch them.
  • You are painting or listing in spring. A wash right before that job is worth more than one done months earlier.

What Cambridge and Guelph homes bring to the decision

  • Stay comfortably above freezing during the wash and for several hours afterwards. Rinse water can freeze on steps, walks and siding, and cleaning mixes work more slowly in the cold. The product label often states a minimum temperature.
  • Pick calm, dry days. Wind carries mist onto neighbours' plants and cars, and rain during application dilutes the mix before it has worked.
  • Start early. Days are short in November, and a rushed rinse at dusk is a poor rinse.
  • Check the forecast on weather.gc.ca and keep a spare day in mind.

A sensible order for the fall list

  1. Wall wash in early to mid fall while the nights are still mild.
  2. Windows soon after, so any spotting from the rinse is dealt with.
  3. Eavestrough cleaning once the maples and oaks are mostly bare, usually late October into November.
  4. Caulk and touch-up paint on the clean, dry surfaces before the cold sets in.
  5. A walk-around after the first hard frost to catch anything new.
