Why older brick is a different job

Cambridge grew out of Galt, Preston and Hespeler, so brick from several eras stands side by side. The older walls behave differently from a 1990s veneer.

  • Softer, more porous brick. Many older bricks are softer and absorb more water than modern ones, so they dry slowly and mark easily.
  • Lime-based mortar. Before Portland cement took over, mortar was commonly lime-based. It is softer than the brick on purpose, so it takes the wear, and it is also the first thing a jet of water erodes.
  • Solid walls. Many older homes are solid masonry several bricks thick. Newer brick homes are often a single layer of veneer over a frame wall, with a drainage gap and weep holes.
  • Layers of history. Paint, cement-heavy repairs from decades ago and old parging all change how the wall handles water.

Check the wall before you wash it

Five minutes of checking prevents most of the damage stories.

  1. Scratch the mortar lightly with a key in a hidden spot. If it powders or crumbles easily, it needs repointing before any wash.
  2. Look for spalling, where the face of a brick has flaked off, and for hairline cracks that follow the joints.
  3. Spot old hard repairs. Grey, cement-heavy patches that stand proud of the brick suggest earlier repointing that may be stiffer than the wall around it.
  4. Note any paint. Peeling paint on brick often means moisture is trapped behind it. Old paint can also contain lead, so do not scrape it dry.
  5. Find the water. Overflowing eavestroughs, splashing downspouts and blocked weep holes, where a wall has them, keep old masonry wet.

How a careful soft wash treats old masonry

  1. Test a hidden patch first: apply the cleaner, wait the label's dwell time, rinse and look at the result.
  2. Pre-wet the brick and the plants at its foot with clean water.
  3. Apply a label-directed cleaner at low pressure, in small sections.
  4. Use only soft natural or nylon bristles where a brush is needed. A steel brush leaves particles that rust, and abrasives scar the face.
  5. Rinse gently and generously from the top down, without saturating the wall.
  6. Skip acid products unless a mason has recommended one for your specific brick.

Watch the runoff as you go. Sand or grit collecting at the base of the wall means mortar is washing out, and the job should stop while someone reassesses.

Timing: give a wet wall time to dry

Old solid brick takes on water and lets it go slowly, so timing matters more here than it does on vinyl. Wash in a warm, dry stretch with days of drying ahead, not just before freezing weather. A wall that is still saturated when freeze-thaw cycles begin can suffer flaking at the surface. The Grand River valley adds humidity, so allow extra drying time on shaded elevations. On sunny walls, work early or late in the day so the mix does not dry on hot brick.

Expect damp-looking patches for a few days after the rinse, which is normal for porous brick. A patch that stays dark for weeks points to a moisture source, such as a leaking eavestrough or a cracked joint, and deserves a closer look.

What a soft wash will not do for old brick

It kills growth. It does not repoint crumbling mortar, strip paint, remove white salts or reverse spalling. Efflorescence is its own topic, covered in soft washing efflorescence on brick. If your checks turned up crumbling mortar, call a mason first and book the wash afterwards.

Once the wall has dried fully, walk it again. Note any new white bloom, hairline cracks or joints that look softer than before, and photograph them so a mason knows where to look. Sealers are a separate decision, since some finishes trap moisture, so get advice before applying one.
