Extending the Life of Your Window Seals: How Regular Cleaning Helps

Three different things people call a window seal

  • The glass unit's edge seal. Sealant and a spacer around the perimeter of a double or triple pane keep air and moisture out of the gap between the panes. When it fails, you see fog inside the glass.
  • Weatherstripping. The compressible strips or bulbs where the sash meets the frame, which stop air and water at the moving parts. They wear with use.
  • Exterior caulk or sealant. The bead where the frame meets the wall or trim. It hardens, shrinks and cracks with sun and freeze-thaw cycles.

Each is a different material with a different failure pattern and a different repair, so the question is not whether cleaning helps seals in general. It is which seal, and how.

What regular cleaning genuinely protects

Weatherstripping. Grit works like fine sandpaper. Every time a sash slides or a window opens, dirt in the track and channel grinds against rubber and vinyl. Clean tracks and channels keep that wear down.

Drainage. Water that sits at the bottom of a frame stresses the edge of a glass unit and the wood or finish around it. Clearing the drainage slots in tracks and sills lets water leave, which helps every seal at the bottom of the window.

Caulk. A wash lets you see hairline cracks and gaps early, while a repair is easy. Caulk also bonds far better to a clean, dry surface, so cleaning is the first step of any fix.

Moisture-holding grime. Dirt, pollen and mildew in corners hold damp against sealant and finishes. Removing them reduces staining and keeps things drier.

What cleaning cannot do

Cleaning will not stop a glass unit's edge seal from failing. That seal is exposed to heat, cold, sun and movement for years, and failure comes from age, manufacturing quality, installation and the way water drains around it. Washing the outside of the glass neither causes nor prevents it.

What to keep away from seals

  • Strong solvents such as acetone and paint thinner. They soften and dissolve rubber, vinyl and many sealants.
  • Razor blades and metal scrapers. They nick rubber and slice caulk, creating a path for water.
  • Pressure washers. A hard jet can drive water past weatherstripping and into the wall.
  • Paint over moving seals. Painting over weatherstripping glues the sash shut and tears the strip when it opens.
  • Petroleum-based lubricants on rubber. Silicone spray is the safer choice for tracks and strips.

Seals here work through big swings. Summer sun heats frames and stretches sealant. Winter cold shrinks it again. From November to April, freeze-thaw cycles are common, and a gap that lets in a little water on a mild afternoon can freeze overnight and widen. Repeat that dozens of times in a season and a hairline crack becomes an opening.

That is why a yearly look before winter is worth the time, and why small repairs made in fall cost far less than the damage that follows a neglected gap.

A 15-minute seal inspection, once a year

  1. Look at the exterior caulk. Cracks, gaps, or pieces pulling away from the wall mean it is time to scrape and reseal.
  2. Press the weatherstripping. It should spring back. If it stays flat, cracked or torn, replace it.
  3. Do the paper test. Close the sash on a strip of paper. If it slides out with no resistance, the seal is not gripping.
  4. Check each glass unit for fog. Look at cold mornings, when moisture between panes shows most.
  5. Check the sills and the wall beneath for stains, soft spots or peeling paint.
