Cloudy Windows That Won't Come Clean: Is It Dirt or Seal Failure?

Cloudy glass has five common causes, and only one of them needs a new sealed unit. A three-wipe test, a flashlight and a look at the pattern will tell you which you have, before you spend anything.

Five things that make glass look cloudy

  • Surface film. Cooking grease, smoke, pollen, pet dander and cleaner residue build up as a thin, even haze.
  • Mineral deposits. Sprinkler spray and hose splashes dry into white spots and rings, and in time into a dull crust.
  • Etching. Long-standing minerals, or alkaline splashes from mortar and concrete, can pit the glass surface itself.
  • Residue and adhesives. Sticker glue, tape marks, sealant smears and paint mist leave patches that smear when wiped.
  • Seal failure. Moisture or a milky film sits between the panes of a sealed glass unit.

They can appear together, and a window with surface film can also have a failed seal. That is why the order of the test matters.

The three-wipe test

  1. Wash the inside face. Use a damp microfibre cloth with a drop of dish soap, then dry with a clean cloth. Look at the glass, then look again.
  2. Wash the outside face. Do the same from a safe position, or through a tilting sash. If you cannot reach it safely, skip it and ask a cleaner to do it.
  3. Study what remains. Shine a flashlight across the glass at a low angle in a dim room. Haze on a face catches the beam at the surface. Haze between panes sits deeper in the glass and does not move when you touch either face.

Look-alikes that fool people

  • Coatings and tints. Low-E and tinted glass can look hazy at certain angles, or slightly different from the window beside it. Compare with other windows of the same type before you worry.
  • Window film. Aging film can bubble, peel or cloud, and it sits on the inner surface, so it feels like a surface problem but is not cleaned like glass.
  • Scratches. Fine scratches from grit look like patchy haze in side light, and they do not wipe away.
  • Reflected glare. Bright sun on a perfectly clean pane can look cloudy from indoors. Check from another angle or at another time of day.

What not to try while you are still guessing

A cloudy window invites drastic action, and the wrong move can turn a small problem into a bigger one.

  • Do not scrape with a razor blade or scrub with steel wool. If the cloud is etching or a coating, you will add scratches to it.
  • Do not pour acid cleaners over the glass and frame on a hunch. Test a small patch, and keep them off aluminum, stone and hardware.
  • Do not drill into a sealed unit, or pay someone to, before you understand what the service guarantees.
  • Do not pressure-wash the window to see if the haze moves. It will not reach between panes, and it can push water behind the frame.

Wash gently, look carefully and photograph what you find. That record helps any glazier, window company or cleaner give you a useful answer.
