Soft Washing Stucco in Kitchener: Is It Safe and What's the Process?

By Devon Moore January 23, 2026 4 min read

Soft washing is generally safe on sound stucco, provided the pressure stays low and the cracks are dealt with before the water arrives. This guide covers the two kinds of stucco, how to inspect a wall, the process step by step and what can go wrong on a Kitchener home.

Two kinds of stucco, two levels of caution

Traditional cement stucco is a hard, porous coating of cement, sand and lime applied in coats over lath or masonry. It is tough, but it soaks up water and cleaning mix, and it develops hairline cracks over the years.

Acrylic stucco, often called synthetic stucco or EIFS, is a thin, textured finish over an insulation board. It is lighter and more sensitive. Its thin finish coat can be pitted by force, and water that gets behind it through a failed sealant joint has few places to escape.

Not sure which you have? Tap the wall. Cement stucco sounds hard and solid. Acrylic finishes over foam sound lighter and slightly hollow. Tell your contractor, or send a photo.

Is soft washing safe on stucco?

Yes, when the wall is sound and the work is done gently. Low pressure keeps force off the finish and keeps water from being driven into cracks. A cleaning mix that suits the coating, applied in small sections and rinsed fully, treats the algae and mould that stucco's texture loves to hold.

The word "when" matters. Stucco with open cracks, failed sealant around windows, or bulges and hollow patches is not a wall to soak. Those conditions need a specialist's eye first, because a wash cannot tell you whether water is already getting in.

On stucco, the main risk is rarely the cleaning mix. It is water going where it should not. That is why the gentle pressure, the small sections and the careful rinse matter more here than any product choice.

Inspect before anything gets wet

  • Cracks. Hairline crazing is common. Cracks you can slide a coin into, or cracks that run diagonally from window corners, deserve attention.
  • Sealant. Check the caulk around windows, doors, vents, light fixtures and where stucco meets other materials.
  • Bulges and hollow patches. Tap gently and listen for a change in sound.
  • Stains below openings. Dark trails under windows can signal a leak, not just dirt.
  • Old repairs. Patches in a different texture or colour tell you where water has entered before.

Repair and let it cure before washing, as the sealant and patching need time and dry weather.

The process in eight steps

  1. Protect the openings. Windows are closed, and outlets, light fixtures and vents are covered or sealed.
  2. Protect the plants. Beds and shrubs at the wall are pre-wet and delicate ones are covered.
  3. Wet the wall lightly if the stucco is thirsty, but never saturate it.
  4. Apply a label-directed mix at low pressure in small sections.
  5. Let it dwell for the label's time, keeping it from drying on the wall.
  6. Agitate softly with a soft brush where texture holds stubborn growth. No wire brushes.
  7. Rinse thoroughly, top to bottom, with low-pressure water. Textured stucco holds residue, so it needs more rinsing than a smooth wall.
  8. Let it dry and look again in good light for uneven patches.

The small sections are why a stucco wall takes longer than a smooth vinyl one of the same size, and why a rushed stucco job is a warning sign.

What goes wrong, and what a wash cannot fix

  • Pressure pits soft finishes, widens cracks and drives water behind the coating.
  • The wrong mix can dull or bleach painted and coloured finishes.
  • Half-rinsed residue streaks porous stucco, which absorbs it.
  • Saturating the wall can bring white salts to the surface as it dries.

A wash will not repair cracks, rust stains from lath, chalking paint, faded colour or impact damage. Kitchener winters add freeze-thaw cycles, so a crack that took on water in October can show trouble by March.

After the wash: what to watch for

A wet stucco wall looks darker than a dry one, and colour evens out as it dries, so judge the result after a few dry days. Then walk the wall. Look for new hairline cracks, dark patches that stay damp and white bloom. Photograph anything odd. For a fuller look at the material, read soft washing stucco. Key Takeaways

  • Soft washing is generally safe on sound stucco when pressure stays low and the wall is not saturated.
  • Traditional cement stucco is hard and porous, while acrylic (EIFS) finishes are thinner and more sensitive to force and trapped water.
  • Inspect cracks, sealant, bulges and stains below windows first, and repair and cure before any wet work.
  • Rinse textured stucco extra thoroughly, let it dry for days and watch for new cracks, damp patches and white bloom.
