Oxidized Aluminum Window Frames: Cleaning Tips Before They Permanently Stain

That chalky grey film on aluminum frames is often oxidation, and in the early stage it comes off. Here is how to tell oxidation from dirt, restore the finish in three stages, and avoid the products that turn a cleanup into permanent damage.

Oxidation, chalking and pitting are three different problems

Frames get called "oxidized" when they are really suffering from one of three things, and the fix depends on which.

  • Oxidation. Aluminum reacts with air and moisture and forms a thin oxide layer. On bare or anodized frames it looks like a dull, grey-white haze.
  • Chalking. On painted or powder-coated frames, sunlight breaks down the paint's binder and leaves loose pigment on top. Rub a finger across it: if the colour comes off, it is chalking.
  • Pitting. Small white or grey craters where corrosion has eaten into the metal. Road salt and standing moisture speed it up. Cleaning cannot fill these.

Plain dirt, algae and mould can look similar, so wash the frame before you decide what you are dealing with.

Not sure what finish you have? Anodized aluminum keeps a metallic look and does not peel. Painted or powder-coated aluminum has an opaque colour and can chalk, fade or flake. Check the installer's paperwork if you are unsure, because the finish decides which products are safe to use.

Restore the finish in three stages

  1. Wash. Use warm water, mild dish soap and a soft brush or cloth, then rinse well. Much of what looks like oxidation is actually dirt and pollen. Let the frame dry and look again.
  2. Restore. For haze on bare or anodized aluminum, use a non-abrasive aluminum cleaner or brightener, following the label, and work one small area at a time. Leave it on for the time the label gives and no longer, because cleaner left to dry on the frame can stain it. For chalking on painted frames, a cleaner-polish made for automotive paint, applied with a soft cloth, often brings the colour back. Test each product on a hidden spot first.
  3. Protect. Once the frame is clean and dry, apply a coat of paste wax or a sealer that suits the finish. Wax slows the return of chalking and makes the next wash easier. Reapply as the product label advises.

Work on a cool, shaded frame, wear gloves and eye protection, and rinse away every trace of cleaner before it dries. Repeat the plain wash each spring, because it removes the salt and pollen that speed oxidation along.

What to keep off aluminum

  • Chlorine bleach and strong alkaline cleaners, such as oven cleaner and drain cleaner. They can darken, stain or pit aluminum.
  • Steel wool and wire brushes. They scratch the surface and can leave iron fibres that rust and stain.
  • Abrasive powders. They scour off the finish along with the haze.
  • Acidic cleaners left to sit. Rinse them off promptly and keep them off nearby hardware.
  • Direct pressure-washer blasts at joints and seals. Water can be driven behind the frame.

Never mix cleaning products, and follow the label of anything you buy.

Where salt, sun and sprinklers make it worse

Frames that face the street get splashed by salted slush all winter. Salt encourages pitting on aluminum, so rinse those frames with clean water in early spring, once temperatures are safely above freezing.

South- and west-facing frames take the most sun, which speeds up chalking on painted finishes. Sprinklers add hard-water minerals to frames as well as glass, and the white film is easy to mistake for oxidation. If the white deposit dissolves with a little vinegar and water, it is minerals. If it does not, it is oxide.

Sills and tracks that hold standing water are also at risk. Keep drainage holes open so water can leave.

When it is past cleaning, and who to call

Flaking paint, blistered finish, deep pitting or corrosion around screws means the metal has been damaged. At that point the options are repainting or refinishing by a coatings contractor, or replacing the frame or window. Keep photos so you can compare from year to year.
