Builder Driveway Quality Varies

Production builders often use thinner asphalt profiles (50mm vs. the recommended 75mm) and may not wait for full base compaction before paving. Inspect your driveway carefully — look for uneven surface, low spots near the curb, or edges that are thinner than the center. Document any concerns and raise them with your builder during the warranty period.

The Curing Period for New Asphalt

New asphalt is different from mature asphalt — it's still flexible and off-gassing volatiles for months after installation. During the first 6–12 months, avoid: parking heavy vehicles in the same spot repeatedly, placing jack stands or pointed objects on the surface, turning steering wheels while stationary (causes surface scuffing), and applying sealer before the curing period is complete.

When to Apply the First Sealcoat

Wait 6–12 months after your driveway is installed before applying the first sealcoat. If your home was completed in fall, wait until the following summer (ensuring the asphalt has gone through one winter and is fully cured). Sealing too early can seal in the off-gassing oils, preventing proper curing and causing the sealer to bubble or peel.

Builder Warranty Considerations

Check your Tarion (or other warranty) coverage for driveways. Tarion warranties typically cover major defects in driveways for up to 2 years. Normal wear, cracking from freeze-thaw, or surface gravel appearing (tracking) is often excluded. Document your driveway's condition with photos at move-in, at 6 months, and annually to establish a baseline for any warranty claims.

Setting Up a Long-Term Maintenance Schedule

A new driveway cared for properly from the start can last 30+ years. Recommended schedule: first seal at 6–12 months, subsequent seals every 2–3 years, crack filling as needed each spring.
