1. Skipping Fall Gutter Cleaning

The most costly and common mistake. Gutters packed with fall leaves enter winter unable to drain snowmelt, causing ice dams, fascia rot, and foundation water issues. Gutter cleaning in November is non-negotiable in Ontario.

2. Pressure Washing Surfaces That Shouldn't Be Pressure Washed

Using high-pressure water on vinyl siding, stucco, cedar, or old brick forces water behind surfaces, damages materials, and can cause mold inside wall cavities. Soft washing is the correct method for these surfaces.

3. Ignoring Failing Exterior Caulking

Cracked or missing caulking around windows, doors, and utility penetrations allows water infiltration that can damage framing, insulation, and interior finishes. Inspect and replace caulking every 5–7 years — it's one of the cheapest maintenance tasks with the highest return on preventing water damage.

4. Over-Sealing the Driveway

Sealing asphalt every year builds up excess product that peels, flakes, and looks worse than an unsealed driveway. Every 2–3 years is the right interval. More frequent sealing traps oils and prevents proper curing of each successive layer.

5. Neglecting Downspout Extensions

Downspouts that discharge water right at the foundation — even if the gutters are clean — can saturate soil and cause basement moisture issues. Extend downspouts at least 6 feet from the foundation, directed away from the house.
