Fall sealing is the single most effective preventive measure available. Here's why it matters and how to do it right.

How Freeze-Thaw Damage Happens

The process is mechanical and relentless. Small cracks form in asphalt through normal weathering, UV exposure, and traffic over time. When temperatures drop below freezing, any water that has entered these cracks expands as it freezes β€” about 9% in volume. This expansion forces the crack slightly wider. When it thaws, more water enters. When it freezes again, it expands in the wider crack. Over a single winter with 50–100 freeze-thaw cycles (common in Southern Ontario), small cracks become significant damage.

Left untreated, this process leads to:

  • Surface cracking that deepens to the base course
  • Alligator cracking (interconnected crack network)
  • Pothole formation as base material is displaced
  • Edge deterioration where driveway meets lawn

What Driveway Sealing Actually Does

When to Seal Your Driveway in Ontario

The optimal sealing window for Kitchener-Waterloo homeowners:

  • Ideal window: Mid-September through mid-October
  • Minimum temperature: 10Β°C (50Β°F) during application and for 24 hours after
  • Maximum temperature: Avoid applying in direct heat above 32Β°C β€” sealant dries too quickly
  • No rain: Avoid application within 24 hours of expected rain
  • Minimum curing time: 24–48 hours before vehicle traffic; 48–72 hours for full cure

The absolute cutoff for fall sealing is typically late October in our region. Once overnight temperatures consistently fall below 5Β°C, sealants won't cure properly and the application will fail.

Crack Filling: The Essential First Step

Sealing over unfilled cracks provides limited protection. Proper crack filling must precede sealing:

  • Cracks under 6mm (ΒΌ inch): Can be sealed over directly with a quality sealer
  • Cracks 6–19mm (¼–¾ inch): Should be filled with hot rubberized crack filler before sealing
  • Cracks over 19mm (ΒΎ inch): May indicate base failure β€” filling is a temporary measure; replacement of the affected area is the proper repair
  • Alligator cracking: Indicates base failure; filling and sealing won't address the underlying problem
