Cleaning Concrete Block Foundations on Ontario Homes

The foundation of your home is constantly exposed to soil moisture, splash-back from rain, and organic growth. Keeping the exposed concrete block or poured concrete foundation clean is both aesthetic and practical — it allows you to spot cracks, efflorescence buildup, and water damage before they become serious.

Common Foundation Staining in Ontario

Efflorescence (white chalky deposits) is the most common foundation issue — mineral salts carried by moisture crystallize on the surface as water evaporates. Green algae and moss grow on shaded foundation sections in contact with damp soil. Water staining leaves rust-brown horizontal tide marks. Soil splash-back deposits organic debris at the base of the foundation. All are cleanable with appropriate methods.

Foundation Cleaning Method

Low-to-moderate pressure washing (800–1,500 PSI) is appropriate for poured concrete and older concrete block in good condition. Pair with a concrete cleaner or diluted masonry cleaner for organic staining. For efflorescence: diluted phosphoric acid cleaner applied carefully, allowed to react, then rinsed thoroughly. Always work from the top down to avoid re-contaminating cleaned surfaces. Never spray directly into visible cracks — this forces water into the foundation structure.

Sealing Foundation After Cleaning

A breathable masonry water repellent sealer applied to a clean, dry foundation reduces future staining by limiting moisture absorption. This slows efflorescence formation and algae regrowth. Penetrating silane/siloxane sealers are appropriate — they don't change the appearance and allow moisture vapour to escape while blocking liquid water penetration. Reapply every 5–7 years.

Drainage Check While You're Cleaning

Foundation cleaning is an excellent opportunity to check drainage: confirm window wells drain freely, verify that soil grade slopes away from the foundation on all sides, check downspout extensions are directing water 6+ feet away, and look for any areas where water pools after rain. Addressing drainage issues is more effective than any cleaning solution for reducing foundation moisture and staining long-term.
