How to Hire a Reliable Exterior Cleaning Company (Without Getting Burned)

Insurance: The Non-Negotiable First Check

Any company working on your property must carry liability insurance. This isn't optional. If an uninsured worker falls from a ladder on your property, you may be liable for their medical expenses. If they damage your siding, there's no mechanism for recovery.

What to request:

  • Certificate of General Liability Insurance — minimum $1 million coverage, $2 million is standard for professional operations
  • WSIB (Workplace Safety and Insurance Board) clearance certificate — confirms their workers are covered

How to Evaluate Reviews

Online reviews tell a story — but you have to read them carefully:

  • Look at the response pattern: Does the company respond to all reviews, including negative ones? Professional companies respond courteously to all feedback.
  • Check the dates: A company with 50 five-star reviews all posted in the same month is suspicious. Organic review growth is gradual.
  • Read the negative reviews: One-star reviews from obviously unreasonable customers are less concerning than recurring themes (never showed up, damaged property, doesn't answer phone).

  • Can't provide insurance certificate on request

  • Door-to-door soliciting (common with seasonal transient operations)

  • "Do you pre-wet my plants before applying cleaning solutions?" (Should be yes)
  • "What pressure will you use on my asphalt shingle roof?" (Should be low — 100–200 PSI. If they say "we don't do roofs with a pressure washer," that's actually a good answer.)
  • "Can I see your liability insurance certificate?" (Should be immediately available)
